Sweden’s top builder-developer Skanska has broken ground on its first commercial real estate venture in Los Angeles in what it called an "all female-led project".
Clare De Briere, Skanska’s executive VP for commercial development in LA, is in charge of the project to build "9000 Wilshire Boulevard" at the corner of Wilshire and Almont Drive.
It will be a three-storey, 46,000-square-foot office building with an indoor/outdoor living room on the roof and art on the exterior.
De Briere said it would "embody the office of the future" and give tenants a "near touch-less experience" in the age of Covid.
It would be "highly sustainable, technologically advanced with a focus on art, beauty and balance, all combined in the heart of Beverly Hills", she said.
"Demand for newly developed offices in Beverly Hills far outpaces available space," she added.
Designed by Los Angeles-based architect Neil M. Denari with HLW, the building is near the "Golden Triangle" of Beverly Hills, a hub of fashion, luxury retailers and exclusive restaurants and hotels.
Leading the project is Clare De Briere, Skanska’s executive VP for commercial development in LA (Skanska)
The exterior will have a "monumental" art installation, Skanska said, while murals commissioned from local artists, curated by SPM Design, will adorn interiors.
A WiredScore Gold-certified digital infrastructure would provide a "near touch-less experience" to give tenants assurance amid the coronavirus pandemic.
9000 Wilshire is also designed to achieve LEED Platinum certification.
Skanska has also acquired a second commercial development site in LA, a 76,727-square-foot plot at 1811-1815 Sacramento Street, where it plans to build a 13-storey commercial building.
Construction is expected to begin in 2023 and completed in late 2025.
Skanska self-finances the majority of its projects, and serves as the construction manager. Since 2009, Skanska has invested more than $2bn in real estate schemes in the US.
